Nantucket Neighborhoods: Find the Area That Fits Your Island Lifestyle

One of the things I love most about Nantucket is that no two neighborhoods feel quite the same. From the energy and walkability of Town to the quiet beaches of Dionis and the rose-covered cottages of Sconset, each area offers its own version of island living.

For buyers, choosing the right neighborhood is about much more than finding a beautiful home. It is about considering how you want to spend your time on Nantucket. Do you want to walk to dinner and browse boutiques? Are beach days your priority? Maybe you are looking for a quieter setting, easy access to the water, or more space and privacy.

Here is my guide to some of Nantucket's most distinctive neighborhoods and what makes each one special.

Town: Accessible, Social, and Full of Island Life

For those who want to be in the middle of everything, Town is hard to beat. Downtown Nantucket is filled with restaurants, boutiques, galleries, coffee shops, and historic architecture. Being within a short distance of so many of the island's favorite places is a major draw, particularly for homeowners who want to spend less time in the car and more time enjoying Nantucket.

Town is also an appealing option for those considering a second home or vacation rental. Its central location makes it convenient for both owners and visitors.

If your ideal Nantucket day starts with coffee downtown, continues with shopping and a long lunch, and ends with dinner and an easy journey home, Town may be the right fit.

Cisco and Surfside: For Beach Lovers

If beach days are at the top of your Nantucket wish list, Cisco and Surfside deserve a close look.

Both areas offer easy access to some of Nantucket's beautiful South Shore beaches, with wide stretches of sand, ocean views, and opportunities for swimming, surfing, and long walks.

The area also benefits from access to Nantucket's extensive bike path network, making it easy to embrace one of the best parts of island living: getting around on two wheels.

For buyers who envision spending their summers outside, Cisco and Surfside offer a lifestyle centered around the beach, biking, and relaxed summer days.

Sconset: Classic Nantucket Charm

Sconset, or Siasconset, is one of the island's most recognizable villages. Located on the eastern edge of Nantucket, Sconset is known for its charming rose-covered cottages, winding lanes, and quintessential New England character. The village has a slower, more intimate feel than Town, while still offering restaurants, shops, and access to the water.

The Sconset Bluff Walk is another favorite, offering a beautiful way to experience the coastline and surrounding homes.

For buyers drawn to historic charm, beautiful gardens, and a quieter pace, Sconset offers a particularly special version of Nantucket living.

Madaket: Laid-Back and Close to the Water

On the western end of the island, Madaket offers a distinctly relaxed atmosphere. Known for its spectacular sunsets, surf beaches, and connection to the water, Madaket is a favorite among those who want to feel a little removed from the activity of Town. Its location also makes it appealing to boaters and anyone who enjoys spending time on the water.

Madaket is the kind of place where the days naturally slow down. A morning at the beach, an afternoon on the water, and a sunset overlooking the ocean can become part of your everyday routine.

Tom Nevers: Quiet and Less Populated

For buyers looking for more privacy and a less populated setting, Tom Nevers is worth exploring.

Located on the southeastern side of the island, Tom Nevers has a peaceful, residential feel and tends to be quieter than some of Nantucket's more heavily visited areas.

There is something special about coming home to a place where you can hear the ocean, enjoy open surroundings, and truly disconnect. For those who value privacy and a slower pace, Tom Nevers can offer a wonderful retreat.

Dionis: Beaches, Space, and Privacy

Dionis is another neighborhood to consider if you are looking for a combination of beautiful beaches and a more private residential setting.

Located along Nantucket's northwestern coast, Dionis is known for its beaches and larger estates. The area offers a sense of space that appeals to buyers looking for a peaceful island retreat without feeling completely removed from Town.

It is particularly appealing for those who envision summer days at the beach followed by evenings at home with family and friends.

Finding Your Place on Nantucket

There is no single "best" neighborhood on Nantucket. The right choice depends on how you want to experience the island.

For some, that means walking to dinner from Town. For others, it means biking to the beach from Cisco, watching the sunset in Madaket, strolling through Sconset, or enjoying the privacy of Tom Nevers or Dionis.

One of the most important parts of my job is helping buyers understand those differences. A home can check every box on paper, but the neighborhood ultimately determines so much of what everyday life on Nantucket feels like.

If you are thinking about buying a home, purchasing a second home, or simply exploring what different parts of the island have to offer, I would love to help you find the neighborhood that feels like home.
